Is an online notarization the same as an in-person notarization?
Yes and no. Online notarizations are legally binding and have the same weight as an in-person notarization, but there are a few key differences. First, with an online notarization, the signer must appear before the Notary via webcam. The Notary must be able to identify the signer through government-issued ID, and the signer must be physically present during the entire notarization process. Second, all original documents must be uploaded and reviewed by the Notary prior to the start of the notarization. And finally, online notarizations require an electronic signature (eSignature) which is different from a regular handwritten signature.
So why would anyone choose to get an online notarization?
There are a few reasons. First, itโs convenient. You can get notarized from the comfort of your own home or office, without having to take time out of your day to travel to a Notaryโs office. Second, online notarizations are typically faster than in-person notarizations. And finally, they can be less expensive since you donโt have to pay for travel costs.
What states offer online notarizations?
- Currently, there are 29 states that have created laws to allow for Remote Online Notarizations (RON) or eNotarizations. The list is as follows:
- Alaska
- Wisconsin
- Arizona
- Colorado
- Washington
- Florida
- Virginia
- Hawaii
- Vermont
- Idaho
- Utah
- Iowa
- Texas
- indiana
- Kentucky
- Tennessee
- Louisiana
- South Dakota
- Maryland
- Pennsylvania
- Michigan
- Oklahoma
- Minnesota
- Nebraska
- Ohio
- North Dakota
- Missouri
- Nevada
- Montana
This is as of 8/1/2022. When we hear of a new state changing its laws to include RON signings, we will update this list. If you hear differently, double check with your Secretary of State, and if your state has adopted RON signings, please let us know.
What states have reciprocal agreements for RON signings?
As of now, there are only four states that have reciprocal agreements for RON signings. These states are Florida, North Carolina, Texas, and Virginia. While this may seem like a small number, it is important to remember that RON is still a relatively new technology. It is very possible that more states will develop reciprocal agreements in the future.
Can you use a foreign passport as identification for a RON signing?
Yes, but only if the notary public is comfortable with the ID and can verify the identity of the signer. The notary should ensure that the signer is who they say they are and that they understand what they are signing. If you’re using a foreign passport as your ID, make sure to bring a second form of identification, such as a driver’s license, just to be safe.
How do RON signings prevent fraud?
During an online notarization, the signer and the notary are in two different locations. The signer must show valid identification to the notary via a live video conference, which helps to prevent identity fraud. In addition, online notaries use electronic signatures and digital records, which are more difficult to forge than traditional paper documents.
Overall, online notarizations provide a higher level of security than in-person signings. This is because there are fewer opportunities for fraudsters to tamper with the documents or commit identity theft. As a result, online notarizations could help to reduce fraud in the real estate industry.
Can a mortgage closing be done with a remote online notary?
In the current environment, with social distancing guidelines in place, many people are wondering if a mortgage closing can be done with a remote online notary. The answer is yes!
While some states have been using remote online notaries for years, the use of this technology has been growing exponentially since the pandemic started. In March 2020, there were just over 200 Notaries using RON technology. By April 2020, that number had grown to over 700.
So why are more and more people turning to remote online notaries? There are several reasons.
First, itโs convenient. You can schedule a time that works for you, without having to take time off from work or make other arrangements.
Second, itโs safe. You donโt have to worry about exposure to the virus.
Third, itโs efficient. The notary can serve multiple clients at the same time, without having to travel from one location to another.
Fourth, itโs affordable. You can save money on travel costs and other expenses associated with meeting in person.
Finally, itโs just plain easy! The technology is simple to use and there are many companies that offer this service.
If youโre considering using a remote online notary for your next mortgage closing, we encourage you to do so! Itโs a great way to protect yourself and your family, while still getting the job done.

how does a remote online notary work?
A remote online notary is a notary who can perform their duties remotely, using audio-visual technology. This means that they can interact with the signer of a document in real time, without being in the same physical location. The notary must be commissioned by their state to perform remote online notaries and have a platform that stores and records their digital journal, their digital stamp and keeps video records of all of the notaries digital signings.
For an e notariztion to take place, the order must be created an the document needs to be digitally scanned and uploaded to the platform that the notary uses. Then the appointment can be set to meet with the client. At the appointment the signer must appear before the notary via live video chat, and they must be able to show valid identification. Most platforms require the signers ID be digitally sent to the notary before the signing for the first step in verifying the signer’s identity. The notary will then meet the client through a video conference software, such as zoom, and verify the signers identity agenst the ID that has been presented. Next, the notary must take an oath or affirmation from the signer affirming that they understand the document they’re signing. After the signer has digitally signed the documents the notary then will ectronically sign and stamp the document. The signer is sent the digital file with the digital notarization.
